What happened: The Lawrenceville City Council unanimously approved a Costco warehouse on the old Lightnin RV lot along Highway 316, between Collins Hill Road and Buford Drive.
The number that matters: About 7,000 car trips in and out of the site every single day, per a city staff report.
When it hits you: Not tomorrow. The land deal alone could take 6 to 12 months, and current reporting points to a 2028–29 opening.


Let's be honest. Half of Lawrenceville has been driving to Duluth or the Mall of Georgia just to buy a 48-pack of toilet paper and a rotisserie chicken. That road trip is about to get a lot shorter.
Lawrenceville's mayor and City Council gave final, unanimous approval to a roughly 158,000-square-foot Costco on nearly 20 acres at 2555 University Parkway. That's the Lightnin RV site, the lot where rental RVs are still parked right now, sitting just south of State Route 316. It would be the warehouse giant's fourth location in Gwinnett.
Here's the part most people miss: the city owns that land. Costco approached Lawrenceville about building on 316 to take pressure off its packed Duluth and Buford stores. So this isn't just a rezoning. It's a real estate deal, and the city is the seller.

854 parking spaces. Yes, you'll still circle the lot on a Saturday.
32 gas pumps, set across Lightnin Drive from the store, wedged between that road and 316.

600 pages. That's how long the traffic study Costco ran on nearby intersections is, per City Manager Chuck Warbington.

Costco pays for a new connector road out of its own pocket, extending Lightnin Drive over to Park Access Drive. The city pays for new turn lanes and retiming the traffic signals. That's public money, and the price tag hasn't been reported yet. Neither has what Costco will pay the city for the land. Those are the two numbers we're watching.
Who wins: Shoppers who've been making the trek to Duluth and Buford. Costco, which gets to relieve two of its busiest Gwinnett stores. And the city, which gets a land sale plus one of the most reliable traffic magnets in American retail. Warbington's pitch was simple: it "meets a need for our community for food and low-cost groceries."
Who's not cheering: Neighbors. One resident who lives a mile or two away told WSB-TV the traffic is going to be a nightmare, pointing out that Gwinnett was built for a fraction of the million people who live here now. That's a fair hit. 7,000 trips a day doesn't disappear because a study says the intersections can handle it.

Big retailers don't guess. When Costco commits a store, it's betting real money that the rooftops and the spending are already there. That's a signal about where Lawrenceville is headed, whether you love warehouse shopping or not.
Daily life: A closer Costco means shorter bulk runs for families in Lawrenceville, Dacula and the Collins Hill area.
Money and traffic: Costco gas is a draw on its own. Expect lines at the pumps and more cars on 316, Collins Hill and Buford Drive once it opens.
Disruption: Road work comes first. The connector road, turn lanes and signal changes all land before opening day, on a corridor already dealing with 316 construction.


Step one is the land. Costco still has to buy the property from the city, and Warbington says that will take 6 to 12 months. After that come site plans and building permits, which run through the City of Lawrenceville, not the county. Current reporting puts opening around 2028–29, roughly when the Highway 316 work is expected to wrap.
